Buyer Questions

What Buyers Ask Most

How much do I need for a down payment in the Lehigh Valley?
Less than most buyers expect. Conventional loans start at 3 percent down, FHA at 3.5 percent, and USDA and VA loans can be zero down for buyers who qualify. Pennsylvania also runs down payment assistance programs through PHFA.
What does a buyer pay me?
In most Lehigh Valley transactions the seller side covers buyer agent compensation, but that is negotiable on every deal. We put it in writing before we tour a single home so there are no surprises at closing.
How fast can I close?
Thirty to forty five days is typical with financing. Cash closes faster. Getting fully underwritten before you write an offer is the single biggest thing that shortens the timeline.
