A valuation is a conversation, not a form letter. Barrington walks the property, pulls the comparables and gives you the range he would list at himself.
It depends on condition, location and what has actually closed nearby in the last ninety days, not on an automated estimate. I will walk the home and give you a real number backed by comparable sales.
What does it cost to sell?
Commission is agreed up front and in writing. Beyond that, expect transfer tax, any negotiated repairs and standard closing costs. I give you a net sheet before we list so you know your walk away number.
Do I need to renovate before listing?
Rarely. Paint, decluttering and professional photography return far more than a kitchen remodel. I will tell you which fixes are worth the money and which ones are not.
